This is a 3 BR, 2 BA, 2 story home on a 4x4 lot. The unfurnished version runs about 44K Simoleans and the furnished version runs about 110k Simoleans.

This house was made with Inge's incredible half landing stairs, found here:

She's given me her kind permission to include them in the upload here.
The stairs may require at least one expansion pack installed, so I've clicked University. There are some furnishings from Uni in the furnished version as well, though if you don't have it, I think those items simply don't show up.

There are a few new custom walls and floors from me, everything else is Maxis made so you can replace it with the creations you love best. In the furnished version all the furniture is also Maxis furniture.

The files were checked and rechecked with Clean Installer and the lots were made in a game in which only my things and Inge's were installed.
