Here is a house for those starting out. It has two bedrooms with large closets, a bathroom with a space for a laundry room, linen closet and even a wood stove for when the power goes out.

Based on a real floor plan. The only major change was I added a driveway.

Partially furnished, with plumbing, fridge, stove and counters.

PS - It actually comes in at a bit over 20k, to make it come in under, you need to remove all the trees - still, this is a good house for a single sim or for a small family.
