I think this is my favourite house so far. I tried to design it with California in mind.

Small lot - 2x2 lot.
2 bedrooms/ 2 bathrooms.
Small balcony off of the master bedroom. No backyard, but room to put one in if you wish.

No hacks.
A couple of custom objects though.
One object is the Arch by shufonk here at MTS
And the smaller windows are by Sunni Sims

I'm offering it furnished and unfurnished. It's furnished with all maxis items though.

Made with University, Nightlife, OFB and Pets installed.
