2021 UPDATE: I removed almost all of the CC, and it is repackaged from my current UC game.
The only CC still included is:
- TBudgett's Retaining Wall mesh and pertinent recolors
- TBudgett's 2T & 3T LaFenetre Window Add-ons
- MaryLou's Independent Expressions 4T privacy window
- Frillen's Glass Block floor - which apparently has been removed from MTS?
- Kitten's "Kamin Hole" Fireplace/Bookshelf set

MAIN FEATURES:

• Lot size: 30X40 (3X4)

• Just over 3,000 sq ft covered living space - 3 bedroom, 2.5 bath, sunken atrium, conversation pit with custom fireplace, formal dining-room, large living room, eat-in kitchen, master suite with private garden, library/study, basement "grotto" heated pool and hot tub, backyard pond with deck, and a single car garage.

• Around $59,127 simoleons - I say "around" because I have extensively re-organized my build/buy catalogues and, in doing so, re-priced most everything. I don't know if this will effect the cost in your game or not. If it does, maybe your Sims qualify for a huge tax break? Inheritance? Or, it's their turn to win the lottery?

• The spacious Master Suite, with private designer bathroom, features a sitting area with flatscreen TV and game console, that overlooks your own private garden.

• Furnished - Kitchen appliances, bathroom fixtures, lights, carpet, tile, wallpaper, etc., and all the furnishings your sims should need to be happy.

• Sunken atrium and separate conversation pit - which features custom floor-to-ceiling display shelves and double-sided fireplace

• A large formal dining room (seats 8 comfortably) is located right next to the kitchen

• Wired for cable/TV

• Need a pizza for the moving crew? The Phone is installed and ready.

• Alarm systems included (Invisible - for both fire and burglar)

• Energy efficient Solar power and Natural gas

• Indoor "grotto" basement with a solar heated pool and a steamy hot tub

• A light natural color scheme with lots of sunlight; Textured ceilings throughout

• Reclaimed wood construction (originally from that old barn)

• Beautiful stained cement stairs.

• Stained wood floors and stairs (by iCad!)

• Quality Maxis wall-to-wall carpet in many rooms.

• Welcoming fountain at the entrance.

• Back yard deck and small pond - great for hosting parties!

• Garage - complete with exercise machine

• Mature landscaping: tall hedges, lots of flowers, roses, birch, bay, and willow shade trees, and a pretty mid-biscus.

This house has been play-tested. I built it with the aide of Numenor's AGS - you need to have the following EPs for this house to work in your game: Night Life, Open For Business, and Mansion & Gardens. I did not test this, but I think if you have the Seasons EP, you will have fish in the backyard pond. (Would someone please confirm this?) The Sims2Pack download files have been thoroughly cleaned with the Clean Installer. NOTE: There are two files for this download - be sure you get BOTH of them: the main Sims2pack and the EXTRAs file. For some reason (?) I can't get S2CPI to "save as" correctly after I delete all the redundant recolors. Hence the 2 files.
