I was need a not to big luxuous dorm in my university because its easier to manage small units (2 sims & 4 NPC for me); so I make it and i share it now.
Lot size 5x2
Entierely furnished by Maxis,

outside swiming pool, grill
lvl -1 : dining room
lvl 0 : office, 2 living rooms, gymnasium with shower
lvl 1 : 2 private rooms with terrasse - 2 without
lvl 2 : 2 luxuous private rooms with terrasse.

Called Hotel 3F because I use FFF.
