Mini starter with four bedrooms, furnished for 6 sims, with fenced-in garden and room for a driveway in front.

1 x double bedroom
3 x twin/single bedroom
1 x bathroom
1 x kitchen/dining/living room

All basics included, plus a stove, a small stereo and a mirror. If you don't need so many bedrooms, it would be very easy to remove the wall of the twin bedroom upstairs and use the space as an additional living area.

This lot is shrunk with Mootilda's LotAdjuster (v1.1). If your sims want a bigger garden, it's very easy to expand the lot with that.

On one of the screenshots there is a stray garden door inside the outside wall, but that's not in the lot (I removed it but didn't take a new screenshot).
