Here's a simple cottage/ townhouse suitable for one sim.
It has one bedroom with an ensuite which works as the sole bathroom.
Downstairs is the kitchen/ dining/ living area as well as a garden, a greenhouse sitting spot and a number of vibrant, healthy plants and flowerbeds.

It was built using aelflaed's Sunnyside Residential Mini '1x1' Lot, so lagg is minimal!
