In my game (german version) I placed the house in "Sunset Valley" Adlerhorst-Ausguck 2500 because it's close to a small lake with fish in it and some vegetable plants at the waterside.

The vegetable garden at the rear door (next to the kitchen) already has a few tomatoe plants, lettuce, apple trees an more.

The kitchen - all more or less important things are included - fridge, stove, dish washer, waste crusher etc.

Your Sims can wander around the house and up the hill behind the house (Frodo did that once when he released one of the butterflies), however, they won't find anything special there, only trees, bushes and flowers.
All rooms of the house are on groundlevel. From the main door your hobbit sims enter the entrance hall which have also been used as livingroom by Bilbo and Frodo - btw. Frodo forgot his goldfish "Goldlocke" at the table. Please be so kind and feed him once a day ...
The work room is straight across the entrance hall. You might be surprised to see a laptop at the desk - well, time has changed and today's Hobbits prefer the modern way of fiction writing.
The house offers two sleeping rooms and one large bathroom at the rear of the house - all are very spacious and good for either two single sims or for a whole family. Sims won't get themselves in the way because of the extra corridor in the middle of the house and because of the many linking doors.
The kitchen is on the left at the end of the corridor, right next to the rear entrance and to the vegetable garden. The waste bin is also there to keep the ways short. Turning left again your sims will pass the fireside lounge and the reading room before they return to the entrance hall.

Install Instructions
1. Click the file listed on the Files tab to download the file to your computer.
2. Extract the zip, rar, or 7z file.
2. Select the .sims3pack file you got from extracting.
3. Cut and paste it into your Documents\Electronic Arts\The Sims 3\Downloads folder. If you do not have this folder yet, it is recommended that you open the game and then close it again so that this folder will be automatically created. Then you can place the .sims3pack into your Downloads folder.
5. Load the game's Launcher, and click on the Downloads tab. Select the house icon, find the lot in the list, and tick the box next to it. Then press the Install button below the list.
6. Wait for the installer to load, and it will install the lot to the game. You will get a message letting you know when it's done.
7. Run the game, and find your lot in Edit Town, in the premade lots bin.
Extracting from RAR, ZIP, or 7z: You will need a special program for this. For Windows, we recommend 7-Zip and for Mac OSX, we recommend Keka. Both are free and safe to use.
