10 Base Game Family Starters (No CC)
The Lot Basics
All houses have at least basic furnishings and most of them include a toy chest for the children. A few houses are decorated with some plants, curtains, wall art and/or things like that. Some of them have extras like a vegetable garden, an easel, additional toys etc. and all lots with a garden have some sort of landscaping. Please see lot details for special features.
The houses were built for families with 3-6 children. Most bedrooms are made either for children or teenagers, however, some houses have a crib included in the master bedroom or an additional room with a crib. Some houses require to have at least one teenager or even grandparents (or other adults) included in the family to have enough money to buy the house.
The Lot Sizes
15x10 (3 lots, #1+2+4)
20x15 (7 lots, #3+5+6+7+8+9+10)
The prices for the furnished lots range between 20,072§ and 25,487§ (please see lot descriptions for details)
If you create a family, it is important to know how much each family member adds to the household fund. A single sim (young adult, adult or elder) starts with a family fund of 16,500§. Every additional famiily member adds more money to the household fund. Just in case you don't already know how much that is you may open the spoiler below for a short list.
- 1 Elder: +2,000§
- 1 Adult: +2,000§
- 1 Young Adult: +2,000§
- 1 Teenager: +1,000§
- 1 Child: +500§
- 1 Toddler: +500§

Lot Size: 15x10
Price furnished: 20,365
Price unfurnished: 14,610
Formerly a little chapel, it is now a small starter home for sim families with a low budget. The kitchen has no trash bin inside, so all waste has to be disposed in the outdoor trash bin. It is not much home decor included to keep the price low, however, the stove and fridge in the kitchen have a slightly better quality. Please note that the guitar can't be used on this lot because it's too small. Your sim needs to leave the lot to be able to use the guitar.

The house has basic furnishings and some home decor to make it look nice. It is very small and meant only to be used as a starter home because the limited space makes it difficult for the children to play.

Nicely decorated and spacious little family starter house. With more money it could easily be extended with another floor to make this a place for a larger family. The house includes a spacious living room with open kitchen and rear exit to the backyard.

Basement: kitchen, master bedroom, 1 bedroom w/ 2 single beds, 1 bedroom w/ 1 single bed.
The house is tiny from the outside but has a spacious living room on groundlevel and all other rooms in the basement. Even though it's a tiny family home sims will not get in their way because most areas are two tiles wide. The house has only one bathroom for all, but once the family funds of the family have increased, another bathroom could be added at the far end of the kitchen (requires replacement of the bedroom doors).

The house has a spacious frontyard that gives enough room for the children to play. With a little bit of modification (e.g. adding a basement and/or upper floor) this could be a home for a larger family.

It's a spacious little house for a large sim family. The vegetable garden provides food that could also be sold to earn some extra money.

The house is only sparely decorated but there is an easel in one of the rooms so the family can create their own wall hangings. A vegetable garden provides food for the family and the Skyscreamer Swing is fun for all members of the family. The Foot-an-hand-ball can't be used on the lot because it seems to be too small, however, you can use this item everywhere else.

This house has basic furnishings and only very few decorative items. It's truly a home for a poor family. There is no radio and almost no toys for the children, except a toy chest. Your sims will need to get a job soon to being able to refurbish their home a bit.

Three generations of sims can live in this house. Grandparent's bedroom is at groundfloor level so they only need to take the stairs to visit their grandchildren in their rooms. If family funds allow the house to be refurbished, a basement could be added to give the family more space. Originally this house was built with a basement, however, I had to remove it because it made the lot way too expensive for a starter home.

Groundfloor: living room, kitchen/dining room, 1 bedroom w/ double bed, bathroom.
First Floor: master bedroom, 1 bedroom w/ 2 baby cribs, bathroom.
This house is perfect for a large family, it gives enough room for up to three generations. There was no money left to decorate the house, however, it has all basic furnishings that are required for a good start. With increased family funds it won't be difficult to make this a cosy place for your sims.

A copy of each house ran through a short functioning and gameplay test with 4-5 sims (mixed ages) – all lots are playable, however, your sims may complain about cheap furnishings and cheap household appliances.
Only The Sims 3 Base Game required.
No Custom Content used/included.
Built/saved with Base Game Version 1.67
Cheats used: moveobjects (for objects, plants etc), buydebug (for vegetables and extra items), constrainfloorelevation and placefriezes.
Some roofs have different heights and will snap back to normal if you adjust the roof height with the slider.

Install Instructions
1. Click the file listed on the Files tab to download the file to your computer.
2. Extract the zip, rar, or 7z file.
2. Select the .sims3pack file you got from extracting.
3. Cut and paste it into your Documents\Electronic Arts\The Sims 3\Downloads folder. If you do not have this folder yet, it is recommended that you open the game and then close it again so that this folder will be automatically created. Then you can place the .sims3pack into your Downloads folder.
5. Load the game's Launcher, and click on the Downloads tab. Select the house icon, find the lot in the list, and tick the box next to it. Then press the Install button below the list.
6. Wait for the installer to load, and it will install the lot to the game. You will get a message letting you know when it's done.
7. Run the game, and find your lot in Edit Town, in the premade lots bin.
Extracting from RAR, ZIP, or 7z: You will need a special program for this. For Windows, we recommend 7-Zip and for Mac OSX, we recommend Keka. Both are free and safe to use.
